By investing in the Fund, investors can capitalize on the lucrative luxury garage space and land development space without the hassle of sourcing and developing properties themselves. Robert Thomas, the key principal of the fund, has extensive experience as a general contractor. Through his career, Robert has years of experience in Schedule C Land Development (as defined below) and in subdividing minor lot splits for custom homes. Furthermore, During his time working in Colorado, he discovered luxury garage developments that were highly appealing and observed their strong market demand, with units selling quickly. Drawing on his background in development, Robert aims to bring successful luxury garage systems to the Arizona market and furthermore develop land as more specifically described below.
Bob has been a high end luxury home builder for over 25 years. Designing his first spec home that was bought in 1997. From that point on Bob developed relationships with private investors buying land, designing the homes and building these many projects. Through Bobs deep background in land purchases, working with his engineers in design and development of the many parcels that has been purchased, working with the municipality, installing the underground and offsite developing building lots. Bob has designed and built projects in scale with some prominent single investors. Bob is a licensed contractor in many different disciplines in construction. In Arizona Bob holds a KB-2 license and a C-2 commercial grading license. With well 35 years in the construction industry, Development, Engineering, Design and Project Management is his strong suits. Along with the different licenses that he carries, Bob also has different Bob holds different patents in different types electric propulsion designs. For over 20 years Bob has worked with different investors using different instruments to fund the projects. One of the investors financed our projects cash, the others used the paid off dirt and we used bank construction loan monies with draws. Bob found the properties for all the investment deals, and work closely with the title companies. Bob has his pulse on the different markets in real estate. Bobs fund is going to focus deeply around blue collar property investment, along with new revenue streams with a focus on upper middle class style of investments.
