Projects range from 4-unit infill builds to 400+ ground up multifamily projects. Some deals are anticipated to provide large returns on exit while others will more regularly cashflow, so the Fund allows investors a way to invest in deals that fit their needs. IMH Companies focuses on multifamily ground up development in Utah. The Salt Lake City metropolitan area has the second largest concentration of millennials in the country and the second lowest unemployment rate in the country. With organic population growth, the types of housing IMH is developing serves an underserved niche of millennials in high-paying jobs who require amenities like those provided by IMH projects. Projects across Idaho and Texas follow a similar strategy. Next Level Homebuilders offers a similar approach to that of IMH, but also develops projects across Utah. SDRE is a developer that is vertically integrated with acquisition, architecture/engineering, contracting, and property management partners. New California legislation allows for hundreds of units to be built fully entitled on single-family lots, and SDRE is taking advantage of those opportunities with over 2,000 doors under development, many on single-family lots purchased at single-family home prices.
Tommy Hinson oversees all capital market and investor relations for IMH Companies. Prior to IMH Companies, Mr. Hinson was a partner and director at Next Level Homes in Utah where he oversaw capital markets and investor relationships. He also served as the Chairman of Next Level Financing; a debt fund used for land development and construction. He was responsible for real estate underwriting and analysis, as well as capital structuring for the companies. Besides his role at IMH, Mr. Hinson is the Chief Executive Officer at Investors 1031 Exchange. At Investors 1031, he consults with upper management on all objectives for the company. He has been in the fiduciary services industry since 1996. He is an expert with thousands of hours doing educational seminars and speaking engagements on all real estate tax structures including 1031 Exchanges.Previously, Mr. Hinson carried the Series 82 and Series 63 FINRA security licenses that focus on private placement and alternative investments. He has raised over $500M in equity for various real estate investments, including his own syndications. Mr. Hinson started his career working for Centex Homes, a fortune 250 national homebuilder.
Zachariah DeGiulio is the Operations Manager for Reditus Fund, a real estate investment fund that focuses on infill development in San Diego County and a portfolio valued at nearly $100 M.
With a Master of Architecture degree from MIT, where he received the Alpha Rho Chi medal. He holds a BSE magna cum laude in Civil Engineering from Princeton University, received a Fulbright fellowship and has worked at top architecture firms around the world.
