KM Custom Fund I LLC

The fund aims to raise capital for investing in various areas:

Mortgage companies and loans that typically don't qualify for conventional financing.
Short-term fix & flip loans (pooled, asset-managed) for investor or business purposes.
Commercial loans for properties ranging from 1 to 100 units, including single, multi-family, and blanket loans (for investor or business purposes).
Providing debt to mortgage companies to originate assets for purchase by the fund or its subsidiaries.
Non-performing loans (NPL) and scratch & dent mortgage loans, focusing on performing assets not suitable for standard securitization.
Investments in multi-family real estate assets (2 to 100 units) held for up to 10 years.

Each investment will be held by separate LLCs, allowing for leverage to potentially increase investor returns. Investors will be informed about the use of leverage in each fund before investing. Loan LLC funds may undergo securitization, with a required hold period of at least 5% of the total securitization amount (up to 20% depending on the structure).
