The Fund aims to identify compelling investment opportunities through the lens of self-directed retirement account optimization. Target deals are intended to align with the needs of a retirement investor by focusing on tax efficiency, UBIT minimization, achieving outsized projected returns that overshadow the potential UBIT impacts, finding opportunities that avoid UBIT altogether, obtaining shorter hold periods, and/or focusing on maximizing IRR. Viewing investment opportunities through this lens allows management to apply heightened scrutiny to deals and elevate investment criteria for both self-directed retirement account investors and non-tax-deferred cash investors. The Fund seeks current income, dividends, capital gains and capital appreciation as a diversified investment fund by investing in alternative investments including real estate as well as any asset classification which Manager determines can provide an attractive risk-return profile. When certain opportunities allow for sufficient cash flow, the fund intends to provide quarterly distributions, occasionally increasing to a monthly cadence depending on the operating partner and its distributions to the Fund.
